Plans for 34 new homes on former farmland next to the Rochdale Canal have been submitted to Calderdale Council. Leeds And London Properties Ltd has proposed the construction of 34 new homes
in Walsden, a village near Todmorden. The development is planned for green belt land off Hollins Road, situated between the Rochdale Canal and the road. The application documents reveal that
the 1.52 hectare site was originally used for agriculture, woodland, and pasture. From the 1960s to the 1990s, it housed allotments and buildings close to the village's cotton mills.
While development on green belt sites is typically discouraged by planners, statements compiled by planning consultants Planning Potential argue that a significant portion of the site falls
within an area allocated for housing in Calderdale Council's Local Plan. The Local Plan, which councils are required to have, was approved two years ago following extensive hearings
overseen by a Planning Inspector. The southern part of the site is not designated for housing, but the consultants confirm no development is planned for this section. According to the
application, the proposed development includes four four-bedroom homes, 16 three-bedroom homes, eight two-bedroom homes, and six one-bedroom maisonettes. Planning Potential asserts that the
site has been developed considering the land's constraints. The proposed site is elongated in shape, with its western boundary tracing the path of the Rochdale Canal as it flows through
the village, near two Grade II listed locks Pinnel and Smithyholme, according to the planning consultants. They state that nine out of the 34 homes will be "affordable". The
planning consultants characterise the development as "an opportunity to transform an underutilised parcel of land in the heart of Walsden into a vibrant residential community." The
